What to Buy for a BTO Bathroom

A new BTO flat usually has two bathrooms, and that is the number most shopping lists get wrong. Every item below is needed per bathroom, so a master bath and a common bath double the quantity on nine of the eleven lines. This page is the checklist, with live prices linked, so you can order once instead of three times.

Work out first whether your flat came with sanitary fittings already installed. That decides whether you are fitting a bare bathroom or replacing what is there. Either way the list below is what a finished bathroom contains.

Two bathrooms means two of almost everything

Nine of the eleven lines above repeat in the second bathroom. Only the finish decision is shared. Four angle valves rather than two, two water heaters unless you are running one storage tank across both, two shower sets, two toilets. Count the rooms before you count the items.

The one decision to make before you buy anything

Pick the finish first, then shop within it. Chrome, matt black, matt gold and gun metal all exist across taps, valves, wastes, traps and accessories, and switching halfway through leaves you with a bathroom in two colours. It also changes the total: an angle valve is $11.25 in chrome polish and $19.50 in matt black, which is $33.00 across four valves in two bathrooms.

Order in this sequence

  1. Confirm the roughing-in distance for each toilet position and the supply point positions.
  2. Choose the finish for taps, valves and accessories.
  3. Order the fixed items: toilet bowls, basins or vanity sets, bathtub if you are fitting one.
  4. Order the fittings that attach to them: taps, wastes, traps, valves, shower sets.
  5. Order the electrical items: water heaters, lighting, ceiling fans.
  6. Order the accessories last, matched to the finish already chosen.

Frequently asked questions

What do I need to buy for a BTO bathroom?

Per bathroom: a toilet bowl, a basin or vanity set, a basin tap, a pop-up waste, a bottle trap, two angle valves, a shower set, a water heater, a bidet spray, a mirror cabinet and a set of accessories. A two-bathroom flat needs two of nine of those eleven items.

How many angle valves does a BTO bathroom need?

Two per bathroom, one for each supply point at the basin. A flat with a master and a common bathroom therefore needs four. At $11.25 each in chrome polish that is $45.00, and at $19.50 each in matt black it is $78.00.

Should I buy bathroom fittings before or after collecting keys?

Confirm the roughing-in distances and supply point positions first, because those decide which toilet and which fittings will fit. Once you have those measurements you can order, and delivery timing is shown on each listing where it applies.

Do I need one water heater or two for two bathrooms?

It depends on the layout. An instant heater serves one shower point, so two bathrooms need two. A storage tank can serve more than one outlet if the pipework runs to both. Instant units start at $120.05 and storage units at $233.05.

What order should I buy bathroom items in?

Fix the roughing-in and the finish first. Then order the fixed items, the fittings that attach to them, the electrical items, and the accessories last. Choosing the finish before anything else stops you ending up with a bathroom in two colours.

Does a basin come with the waste and trap?

Generally not. The pop-up waste and bottle trap are separate items and both are needed for the basin to drain. At the lowest live prices they add $38.03 per basin, before the two angle valves.
